Bangkok (20 April 2017) – AP (Thailand) Public Company Limited, the leading developer of properties for urban residents, today, revealed efforts to further strengthen its market leadership for its condominiums built along mass rapid transit lines.  Spearheading an aggressive market push to stimulate massive growth in 2017, AP has added a new dimension to its LIFE condominiums positioning the brand as its ‘Platform for Success’.  Under AP’s master vision,  LIFE will bring the digital age to its new generation of homeowners to help them succeed in their professional and personal life.  This includes two important enablers: In Control – where residents can choose and control their homes on their own, and Connected World - with all residential infrastructure ready for digital connection anywhere, anytime. 

 

The company is set to launch three new-dimension condominium projects worth a total of Bht 20,000 million.  The first project, a joint effort with its Japanese partner Mitsubishi Estate Group (MEC), is LIFE Ladprao, set to become new landmark in the Ladprao area and is just steps away from the mass rapid transit system.  The development will introduce to Thailand two innovations:  “AP Intelligent Space” where functional space is designed to respond to various style of use; and “AP Corridor Window Innovation” designed for air ventilation to reducing bacteria and ensure the best quality of life for residents.

For 2017, AP plans to launch three major condominium projects worth Bht 20,000 million.   The company aims to achieve sales of Bht 12,400 million for the condominiums, up 24% on the previous year’s sales.  The first, LIFE Ladprao with 1,615 units worth Bht 7,600 million, and starting prices from Bht 2.9 million.  The official sales period will take place on 20-21 May at LIFE Ladprao’s sales office.

“As for the overall market for condominiums along mass rapid transit lines, we believe that demand remains stable for middle-end and high-end condominiums. For condominiums along the Saphan Khwai-Phaholyothin lines, our survey found that supply does not match real demand. Supply five years back remains unsold.  Along the Saphan Kwai-Phaholyothin lines, where there are now around 2,000 units remain unsold.  Some 900 units are from major developers.  Looking back year by year, major developers have launched fewer projects.  This may be because most of the land in these areas have been used for commercial development.  This has made it difficult to find suitable size land to develop condominiums along mass rapid transit lines.  This factor helps screen out developers in the area in contrast to continued demand as you can see from the good sales percentage of major developers which stands at 85%.  This is particularly the case with middle-end and high-end condos along the mass rapid transit lines that sell for Bht 3-7 million.  Data shows that there is not yet an oversupply for condominiums along the Saphan Kwai-Phaholyothin lines.  Demand remains for products that meet homeowners’ needs in every respects.  Therefore, products for this sector must differentiate themselves to win over urbanites looking for condos in the area where value increases with each passing day,” said Mr. Vittakarn.

 

 

 

At present, AP has 15 ongoing condominium projects with Bht 13,400 million in remaining sales value.  Eight projects, worth Bht 3,000 million in remaining sales value, are being developed by a joint venture between AP and Mitsubishi Estate Group (MEC). 

During the first quarter of the year, the company recorded sales of around Bht 550 million from ongoing condominium projects.  This is despite the fact that no new projects were launched during the period.  The company is confident that the launch of LIFE Ladprao with 1,615 units worth Bht 7,600 million will become the talk of the town and result in high condominium sales.  Unit prices starts from Bht 2.9 million.
